The message from the President and the answers to the questions from the 9 28 20 Zoom call should bring everyone fairly up to date and this message will not repeat that information.

  1. Stabilization – the building has been environmentally stabilized and is being environmentally controlled with some AC units running where operable and where clearances have been provided by the environmental consultant The AC is being supplemented with mechanical dehumidifiers, blowers and air scrubbers.
  2. Drywall Installation – is about to start in some units. However, additional damages have been identified and are being documented so that additional demolition can be performed in certain units. Once all documented demolition has been completed and cleaning has been completed in those units, then those units will be released for drywall.
  3. Air Conditioning Equipment – has been evaluated, priced and is being reviewed by the Board as of 10/20/20 for approval to proceed. Options for upgrades are forthcoming within a few days for those unit holders who are interested in having their units upgraded. Unit owners will coordinate their desire upgrades with Ray Landry, who will relay final decisions to Palmisano for implementation. Payment terms will be worked out between Unit Owners and the Association.
  4. Electrical – has been evaluated, and priced and under review by the CRT team for presentation to the Board.
  5. Elevators - have been evaluated, priced and are being reviewed by the Board as of 10/20/20 for approval to proceed.
  6. Exterior building elements – fencing, pool equipment, site lighting, landscaping – has been documented, and pricing is being assembled for presentation.
  7. Insurance Carrier Adjustment Process – Carrier Adjusters are on site and have been on site for approximately 2 weeks and are expected to complete their inspections on Friday October 30, 2020. The insurance company estimate is expected late November.
  8. Insurance Company Engineers – Are completing their inspection Thursday October 22, they project a report to be released to the insurance company mid-November.
  9. Zachary Carr Public Adjusters (ZCPA) – are on site and continue to remain on site. They are assembling the association claim and unit holders claims that are under contract with ZCPA. Their efforts include meeting with the Carrier Adjusters, the MCA hired experts, and developing their own estimate of the loss.
  10. Palmisano Construction – is in the process of completing demo as instructed, and has engaged Cotton for mold remediation where mold has been identified to exceed 10sf in a unit, is working with the MCA engaged consultants to define pricing scopes and is obtaining reasonable pricing that is in line with recommended scopes from the consultants. Schedule for Return – Palmisano is working on developing the earliest possible return of units for occupancy. The time for re-entry has not yet been set , but will be provided once all assessments are in hand and Palmisano has been released to complete all Association reconstruction efforts.
  11. Dupont-LeCorgne Construction Consultants – has been working closely with the balance of the CRT team on damage assessments, pricing, guidance, and communication efforts.
  12. Unit Owner interiors reconstruction – Palmisano will develop a a plan for rebuilding units where cabinets, countertops, floor and wall finishes are in need of replacement. The plan will include options and costs. This is the next step that will be taken while the association reconstruction efforts for drywall are underway.
  13. Communication – The CRT team is working thru the Boards Point of Contact and requests that all homeowners use this website to communicate questions so that we can minimize the duplication and possibility for redundant communications.
